Another 100,000sq. ft unit achieving practical completion at Fairham Business Park

Clowes Developments are celebrating the completion of Unit A4 at Fairham Business Park, which has now been handed over to its new occupier.

Collaborating with the TanRo, IMA Architects and the rest of the design team, we assisted in providing our Civil and Structural Engineering services to the 100,000 sq. ft unit which was successfully completed in a nine months’ timeframe.

This new, purpose-built facility includes a 95,379 sq. ft warehouse and 12,292 sq. ft of office and welfare space across three storeys at the front of the building. The building frame is fully photovoltaic (PV) ready. Additionaly, it features 84 parking spaces, including ten electric vehicle (EV) charging bays, and a large service yard at the rear with ten dock levellers and four level access points.

Our Civil and Structural Engineering Services

As the primary engineer on the project, we were responsible for the design of the civil elements of each unit. This encompassed earthworks, volumetrics, levels and drainage, external constructions, and vehicle tracking.

In conjunction with the services above the team also undertook the structural design of the foundations, internal ground and first floor office slabs and the external yard slabs.

Additionally, we were also involved in assisting with the below services

  • Production of transport assessment reports,
  • Assisting in obtaining BREEAM certification,
  • Checking the information and designs produced by sub-contractors,
  • Providing general engineering support for the site team.
